Fee Schedule
SECTION 1: FEES BEFORE MOVE-IN
Application Fee – $49.90 per applicant

Due at application.

All applicants age 18+ must pay a non-refundable application fee for background and credit screening. Processing fees may apply.
Security Deposit – Varies by home

Due within 24 hours of lease signing.

The deposit amount is based on your application and credit report results.
Optional Hold Fee – $500

Due within 24 hours of application approval (for “Coming Soon” homes only).

Fully refundable under these conditions:

You tour the home and decline within 48 hours

The home isn’t ready on time due to prior resident delay or repair issues

A natural disaster delays availability
-
We can’t deliver the home as promised

Non-refundable if:

You fail to sign the lease or pay deposit/move-in funds on time

You don’t tour or take possession within 7 days of readiness

Self-Tour Fee – Free

AllStreet offers free self-guided tour.
Prorated Rent

If your lease starts after the 1st of the month, your rent and other applicable monthly fees will be prorated accordingly.
SECTION 2: FEES DURING YOUR LEASE

Pet Rent – Up to $49/month per pet (max 3 pets)

Pool Maintenance – $150/month (if applicable)

Smart Home Fee – $35/month (if applicable)

Rental Insurance Non-Compliance Fee – $30/month
(All residents are required to carry rental insurance and list AllStreet PM, LLC as additional insured)
One-Time Conditional Fees

Pet Fee – $100 per pet (non-refundable; excludes service animals)
SECTION 3: LEASE VIOLATION PENALTIES

Late Rent Fee – $125 once after the 3rd of each month –$100 per week thereafter

Returned Payment Fee – $30 per returned payment

ACH Fees – $0.99 on each ACH payment made through the portal

Credit & Debit Card Fees – 3.25% fee on each Credit & Debit Card payment made through the portal

Early Termination Fee – 2x monthly rent

Insufficient Notice Fee – Varies

60 days’ notice required for standard move-out

30 days’ notice required for early termination

Month-to-Month Fee – $500/month additional to monthly rent

Service Trip Charge – $100+ if issue is resident responsibility

HOA or Municipal Violation Fee – $45 per notice, plus remedy costs
