Fees Before Move-In

Application Fee
Due at application. All applicants age 18+ must pay a non-refundable application fee for background and credit screening. Processing fees may apply. Required · Non-refundable

Due within 24 hours of lease signing. The deposit amount is based on your application and credit report results. Required

Optional Hold Fee
Due within 24 hours of application approval (for "Coming Soon" homes only).
Fully refundable if:
  • You tour the home and decline within 48 hours
  • The home isn't ready on time due to prior resident delay or repair issues
  • A natural disaster delays availability
  • We can't deliver the home as promised
Non-refundable if:
  • You fail to sign the lease or pay deposit/move-in funds on time
  • You don't tour or take possession within 7 days of readiness
