Renewing your lease

We'd love for you to stay. If you'd like to renew at the end of your lease term, reach out to us before your end date and we'll work through renewal terms together.

💡 Start the conversation early. Reach out at least 60–90 days before your lease end date so you have time to decide without the pressure of a deadline.

What happens if neither party gives notice?

If your lease end date passes and neither you nor AllStreet has given written notice to terminate, your lease automatically continues on a month-to-month basis. See the section below for how that works.

Month-to-month tenancy

If your lease continues month-to-month after the original lease term ends, here's what changes:

All other lease terms remain in effect — maintenance responsibilities, pet policy, occupancy rules, and everything else in your original lease continue to apply.

⚠ What changes

Monthly rent increases to 120% of market rent for the Premises. This is not a penalty — it reflects the premium for flexibility. You can terminate with 30 days' written notice.

Month-to-month is not a lease renewal and does not lock in your current rent rate. If you plan to stay long-term, renewing with a fixed term is almost always the better financial choice.

Early termination

Life happens. If you need to end your lease before the end date, here's how it works:

Upon payment of the early termination fee, AllStreet waives the right to seek additional rent beyond the date possession is returned. Your early termination will not be treated as a default.

Before paying an early termination fee, contact us. In some situations — such as a lease transfer to another AllStreet home — there may be alternatives.

How to give proper notice

Oral notice is never sufficient. Your lease is clear: all notices must be in writing. A verbal conversation with anyone at AllStreet does not count.

60d

Standard move-out — 60 days written notice

Send written notice to AllStreet PM, LLC at least 60 days before your intended move-out date. Notice can be sent via email to support@allstreethomes.com.

30d

Month-to-month termination — 30 days written notice

If you're on a month-to-month tenancy, 30 days' written notice is required to terminate.

Late notice — you pay through the full notice period

If you provide less than 60 days' notice for a standard move-out, you'll be charged rent through the full 60-day period, even if you leave sooner. Time is of the essence.

How to send your notice

Your move-out checklist

Complete every item on this list to maximize the return of your security deposit. Leave nothing to chance.

Give 60 days' written notice

Done first — everything else follows from your notice date.

Professionally clean the entire home

Hire a licensed cleaning company. Every room must be professionally cleaned to the same standard it was in at move-in.

Minimum $450 charge if not professionally cleaned

Professionally clean the carpets

Carpet cleaning must be done by a professional. Vacuuming alone is not sufficient.

$125 + $45/room if AllStreet has to do it

Provide your cleaning receipt

Give Property Manager a copy of the receipt from your professional cleaning company before you leave. This is required per your lease.

Remove all personal belongings and debris

Leave nothing behind. Any property left after you vacate is considered abandoned and may be disposed of at your expense.

Debris removal: $50/half hour + $50/trip dump fee

Repair any damage you caused

Patch holes, fix anything you broke, replace missing smoke detector batteries. Normal wear and tear is expected — damage beyond that is not.

Return all keys and access devices

Return every copy of every key, garage remote, and access device to Property Manager. Possession transfers to AllStreet when keys are received.

Re-key: $100/door if keys not returned

Leave the yard clean and mowed

Exterior maintenance is your responsibility through your last day. Mow the lawn, remove debris, and leave the yard in good condition.

Landscaping cleanup: $125

Provide your forwarding address in writing

AllStreet needs your forwarding address to return your security deposit. Send it via email or through the portal.

Cancel or transfer your utilities

Contact your utility providers to cancel or transfer service on your move-out date. You're responsible for all charges through the end of your tenancy.

💡 Attend your move-out inspection. AllStreet will notify you of the inspection and give you a reasonable opportunity to attend. Compare the condition against your move-in inspection report and photos.

Getting your deposit back

After you vacate, AllStreet will inspect the Premises and apply any charges against your security deposit. Here's what you can expect:

What counts as "ordinary wear and tear" (not charged)

  • Normal aging of paint, flooring, fixtures over time
  • Small nail holes from hanging pictures
  • Minor scuffs on walls from normal use
  • Gradual carpet wear in high-traffic areas

What is NOT ordinary wear and tear (will be charged)

  • Holes in walls larger than a small nail
  • Pet odors, stains, or damage
  • Damaged flooring, appliances, or fixtures
  • Failure to professionally clean
  • Missing keys, remotes, or access devices
  • Any damage caused by misuse, negligence, or guests

Your security deposit cannot be used to pay your last month's rent. Rent must be paid in full through your move-out date regardless of your deposit balance.

Transferring to another AllStreet home

If you love AllStreet but need a different home — more space, different location, different size — you may be able to transfer rather than terminate.

  • You must be current on rent and not in default
  • You'll need to re-qualify (income and credit check)
  • A new lease of at least 1 year is required
  • A transfer fee equal to 1 month's current rent applies
