OVERVIEW
1. Application Process
-
All adults (18+) must apply individually and provide a government-issued ID.
-
Everyone living in the home, including minors, must be listed.
-
Application fee: $49.9 non-refundable, plus payment processing fees.
-
No guarantors accepted.
-
Homes cannot be held for more than 10 days without written approval.
-
Applications are valid for 30 days.
-
Lease must be signed within 24 hours of approval.
-
If you submit false or misleading information, your application will be denied and any fees or deposits forfeited.
2. Identification & Immigration
-
Non-U.S. citizens must provide valid documentation proving legal U.S. residency throughout the lease term.
3. Income & Employment
-
Income must be at least 3x monthly rent.
-
Verified by the leasing team.
-
Must provide recent (last 4 weeks) income documentation.

Accepted sources: employment paystubs, offer letters, self-employment bank statements, Social Security, child support, etc.
-
Business owners must provide proof of ownership.
-
False documents will result in denial.
4. Credit & Background

Credit screened by third-party provider; factors include payment history, bankruptcy, collections, and debt.

Open bankruptcies result in denial.
-
Criminal background evaluated on case-by-case basis based on severity, recency, and type.
-
Applicants are subject to OFAC (Office of Foreign Assets Control) screening.
5. Rental History
-
Evictions or outstanding rent debt within past 3 years may result in denial.

Past landlord references may be required.
6. Occupancy Standards
-
Maximum occupancy = 2 people per bedroom.
7. Security Deposit
-
Required upon lease signing.
-
Amount may vary based on credit/income.
-
Forfeited if false information is discovered.
8. Pets
-
Up to 3 pets allowed (unless otherwise restricted by city/HOA).
-
$100 non-refundable pet fee per pet; $49 monthly pet rent per pet.

Breed restrictions apply. (List includes Pit Bulls, Rottweilers, Dobermans, etc.)

Dangerous/venomous animals not allowed.
-
Fish tanks over 20 gallons not permitted.

Service/Assistance Animals allowed per ADA and Fair Housing guidelines; documentation required.
9. Vehicles

Max 4 vehicles per home.

Must have valid registration.
-
HOA restrictions may apply (if applicable).
10. Pool Homes
-
Resident responsible for day-to-day pool upkeep.
-
AllStreet schedules regular pool maintenance (charged separately).
-
Do not remove pool safety barriers.
11. HOA Homes
-
If home is in an HOA, resident must follow HOA rules.
-
Resident is responsible for violations and fines.
-
$45 fee may apply for HOA-related violation processing.
12. Renter's Insurance
-
Required: Minimum $100,000 liability coverage.
-
Must name AllStreet PM, LLC as additional insured.
-
Exclusions for dog-related injuries not allowed.
-
Failure to provide proof of insurance = $30/month non-compliance fee (does NOT provide coverage for personal belongings).
13. Leasing Terms
Application Does Not Equal Lease
-
Submitting an application does not create a lease or landlord-tenant relationship.
Landlord Delay
-
If possession of the home is delayed >10 days past start date, resident may cancel and receive a refund of deposit/rent.
Resident Refusal to Take Possession
-
If approved resident refuses to take possession after the home is ready, deposits and fees will be forfeited.
14. Fair Housing Policy
AllStreet PM, LLC complies fully with the Fair Housing Act and all related local and federal laws.

Reasonable accommodations and modifications will be made for persons with disabilities as required by law.

15. Rental Fees
